Abstract
Cílem bakalářské práce je navrhnout investiční zhodnocení pozemku ve vlastnictví obce. Jedná se tedy o krátkodobou investici. Zhodnocení řešeného pozemku spočívá v přivedení inženýrských sítí (vodovod, kanalizace, plynovod, elektro) na hranice pozemku a následný prodej pozemku pro stavbu rodinných domů. Tato práce předkládá dvě investiční varianty, které se liší dělením řešeného pozemku. Práce vychází ze studie proveditelnosti, která je upravena pro tuto bakalářskou práci. V rámci upravené studie proveditelnosti je řešen popis investiční varianty, analýza trhu, odhad poptávky a finanční plán z pohledu obce, a to pro obě investiční varianty. V závěru práce jsou obě varianty vyhodnoceny a vzájemně porovnány.
The purpose of the bachelor thesis is to design an investment evaluation of land in ownership of the municipality. It deals with a short-term investment. The evaluation of selected land consists the implementation of engineering networks (water supply, sewerage, gas pipeline, electricity) to the land´s borders and subsequent sale of the land for family house construction. This thesis includes two investment ways, which are different in distribution of the land. The thesis is based on feasibility study, which was adjusted for thesis needs. There is solved the description of investment option, market analysis, demand estimate and financial plan in the interest of the municipality within adjusted feasibility study. Same process for both investment ways. The conclusion of the thesis is a comparison of both options and their evaluation.
