Návrh rekonstrukce vilového domu

Abstract

Práce popisuje strategii rekonstrukce vilového domu. Jedná se o nemovitost, u které je nutné provedení celkové rekonstrukce obvodového pláště. Dojde k představení nemovitosti, popisu jejího současného stavu společně s výčtem oprav provedené v minulosti, dále se práce bude zabývat stanovením budoucích variant stavebních prací, návrhem etap rekonstrukce a posouzením těchto etap z finančního hlediska. Dále budou představeny možnosti zajištění finančního kapitálu a zvolení nejoptimálnější varianty. Práce se dále bude zabývat příjmem vily z pronájmů jednotlivých bytových prostor a následným výčtem jednotlivých variant spoření za účelem pokrytí stavebních nákladů. Budou představeny varianty možného zvýšení příjmu domu z nevyužitých prostor. Následně dojde k porovnání a vyhodnocení nejvýhodnější varianty. V závěru se práce zaměří i na případný prodej nemovitosti. Provede porovnání nemovitostí na trhu s posuzovanou nemovitostí a její odhad prodejní ceny.The thesis describes the strategy of the reconstruction of the villa house. It is a real estate that requires a complete reconstruction of the house exterior. There will be a presentation of the real estate, a description of its current state together with the list of repairs carried out in the past, the thesis deals with the determination of future variants of construction works, the design of the stages of reconstruction and the assessment of these stages from the financial point of view. In addition, the possibilities of securing financial capital and choosing the most optimal variant will be presented. The work will also deal with the income of the villa from the rent of the individual dwellings and the enumeration of the various savings variants to cover the construction costs. Variants of a possible increase in house revenue from unused spaces will be presented. Subsequently, the most favorable variant is compared and evaluated. At the end, the thesis will focus on the possible sale of real estate. Performs a comparison of real estate properties and an estimate of their sale price.
