Abstract
Diplomová práce se zabývá vyhodnocením investice do nemovitosti určené k dlouhodobému pronájmu. Práci tvoří teoretická a praktická část. Teoretická část se věnuje vysvětlení problematiky v oblasti investování. V teoretické části jsou identifikovány i vybrané ekonomické ukazatele, včetně cash flow nebo oblast rizik. Praktická část se zabývá výběrem nemovitosti na základě stanovených kritérií investorem a následně jejich vyhodnocením efektivnosti. Výstupem práce je porovnání investičních variant a doporučení investorovi, která z nemovitostí je ekonomicky nejvýhodnější a zda- li vůbec dosáhne požadované výnosnosti.
The diploma thesis deals with the evaluation of investment in real estate intended for long-term lease. The work consists of a theoretical and practical part. The theoretical part is devoted to explaining the issues in the field of investment. The theoretical part also identifies selected economic indicators, including cash flow or risk area. The practical part deals with the selection of real estate based on the criteria set by the investor and then their evaluation of efficiency. The output of the work is a comparison of investment options and recommendations to the investor which of the properties is the most economically advantageous and whether it will achieve the required profitability at all.
